We didnāt start out as letting agents.
We started out exactly where you are - as landlords.
Back then, Jan was running her own business, and David was working full-time as a surveyor and valuer for Santander, carrying out mortgage valuations, homebuyer reports and building surveys.
At the same time, we were both self-managing our own rental properties - trying to keep on top of everything while juggling already full plates.
Youād think that would have made us prime candidates to use a letting agent. And we tried - really, we did.
But despite knowing every agent in the area (thanks to Davidās work), we couldnāt find a single one we trusted to deliver the level of service we wanted for our properties.
It felt like our only option was to keep self-managing⦠even if it came at the cost of our evenings, weekends, and sanity.
Turns out, we werenāt alone.
The Turning Point
Friends and family started coming to us, asking if we could help manage their properties too.
Some had been let down by agents. Others were trying to self-manage but quickly realised just how complex and time-consuming it really is - especially with over 150 pieces of legislation (and counting) to comply with.
Thatās when we thought:
"If weāre already doing this for ourselves - and now for others too - why not do it properly?"
Why not build the kind of agency weād always been searching for?
One thatās personal, professional, and built by landlords, for landlords.
So we both quit our jobs to devote our full attention to managing our own properties and those of our friends and family.
Thatās how Knight Property Management (KPM) was born.
Building from the Ground Up
Unlike most agencies, we didnāt come from lettings or estate agency backgrounds.
In fact, we saw that as a weakness at first - we didnāt have a blueprint to follow or āinsiderā industry tricks.
So we created our own systems, from scratch.
It took time, effort, and more than a few late nights.
But it also meant we didnāt inherit the bad habits of a broken industry.
We just did things the way we thought they should be done - properly, ethically, and with a healthy dose of common sense.
David brought decades of property experience as a chartered building surveyor.
Jan brought customer-first thinking from her years in customer service at Consumers' Association (Which?), combined with the real-world insight she had gained from running her own business.
Most importantly, we never saw ourselves as āagents.ā
We still donāt.
Regulated, Qualified, Trusted
To raise the bar even further, we became the only local agency to be Regulated by the Royal Institution of Chartered Surveyors (RICS).
In an industry where literally anyone can set up shop as a letting agent with zero qualifications, we made a conscious choice to hold ourselves to the highest professional standards.
And landlords noticed.
Those first few clients - who took a chance on us - told us theyād never felt more heard, more supported, or more confident leaving their property in someone elseās hands.
Many of them are still with us today, more than 15 years later.
The Big Realisation
Looking back, we now see that the thing we thought made us weak - not being traditional agents - is actually our greatest strength.
Most agents operate with a hunter mentality: close the deal, move on, repeat.
Thatās not us.
Weāre more like farmers by nature - we build relationships, we nurture trust, and we take a long-term view.

Why This Matters
Most landlords - especially accidental and expat landlords - have no idea how much legal risk theyāre carrying.
And why would they?
Itās a classic case of not knowing what you donāt know.
Just one example: Legionella risk assessments - skip them, and you could face fines up to Ā£20,000 in a magistrateās court, or unlimited fines and a prison sentence in more serious cases.
Or take deposit protection. If you donāt register it correctly, you could be ordered to pay your tenant up to three times the deposit - and lose the right to regain possession of your property.
Then thereās Right to Rent checks, gas safety, electrical regulations, the Renters Reform Act, and the sheer mountain of paperwork that can trip you up - often without warning.
Even if you manage everything yourself perfectly, thereās the time cost.
Every hour spent chasing a contractor or deciphering legal updates is an hour not spent with your partner, your children, or just enjoying life.
